Planning History
We previously submitted an outline planning application to Stafford Borough Council in September 2014 for 225 new homes, a local convenience store and community parklands. In December 2014, the application was withdrawn on the basis that Stafford Borough Council were able to demonstrate a 5-year housing supply.
The site has previously been promoted for inclusion in Stafford Borough Council’s emerging Local Plan 2020-2040. However, in the wake of recent updates to National Planning policy, the Council chose to stop work on the emerging Local Plan in March 2025.
Stafford Borough Council’s Strategic Housing and Employment Land Availability Assessment (2022), which had informed the preparation of the previous emerging Local Plan, identifies the site under reference BER04, and confirms that the site is available and suitable for development.
The Government has placed significant focus on the need to build 1.5 million new homes across the five year parliamentary period and has produced updated mandatory housing targets for all Councils to adhere to.
Stafford Borough Council has acknowledged it does not have sufficient land either allocated or with planning applications approved to deliver the required amount of housing. To aid this position and to help provide much needed affordable and market housing for Stafford in a sustainable and logical location, we are now consulting on bringing forward a planning application in the near future.
