Our Vision
We will be seeking ‘outline’ planning permission, meaning we are requesting approval from Stafford Borough Council for the principle of development and broad quantum, along with detailed proposals for the main access from Milford Road. Final details in terms of the exact position of the new homes, how they look, and detailed landscaping will be left to subsequent reserved matters applications.
These draft proposals have emerged following analysis of the site by our design team. Through exploring both the constraints and opportunities, the draft design seeks to bring forward a meaningful and well considered development, balanced with significant green infrastructure. We are eager to understand community feedback on the draft proposals and how this can assist in informing the emerging scheme.









At present, the development area, i.e. land in which the homes will be located (showcased in beige in the masterplan above), extends to approximately 10.5 hectares and will include about 380 new homes. Both market and affordable homes would be provided as part of a mix of household sizes, ranging from one to four or five bedrooms.
This landscape-led design will enable approximately 60% of the site to be provided as open space, available for the use of new and existing residents. The open space will include a variety of uses such as children’s play, sustainable drainage systems and biodiversity enhancements.
Design and Character
Whilst this application is for outline planning permission, the proposed new homes will be designed to reflect the surrounding character of Walton-on-the-Hill.
The proposed density is reflective of the surrounding area and the homes will generally be two storeys in height, with some three storey homes to create visual distinctiveness where suitable. Views towards local landmarks, such as the spire of St Thomas’ Church, will be retained.
Whilst specific house designs will be determined at the reserved matters stage, they will be well designed and sympathetic to the local vernacular, likely incorporating the use of a darker red brick, combined with Staffordshire blue.
Trees and hedgerows will be retained, in particular those which are protected, and the development will be led by the landscape features.
